The first cleanroom SK Hynix is paying for right now won’t produce a single chip until June 2029 at the earliest. That’s the number worth sitting with before anyone reads this as relief for the memory prices currently wrecking PC builds.

SK Hynix said it will invest 54 trillion Korean won ($38.1 billion) to build two new memory chip facilities in South Korea. The company is the second largest RAM and NAND chip manufacturer after Samsung, and it said the new fabs will help it keep pace with the explosive demand for memory products caused by the AI data center boom.

The money splits unevenly. Some 35.2 trillion won ($24.9 billion) goes to a Yongin fabrication plant making HBM and other DRAM products. The remaining 19.1 trillion won ($13.2 billion) funds a Cheongju facility for NAND storage chips.

The company frames it as timing, not appetite

“This investment is a decision made to seize opportunities in line with the market’s growth speed… we reached this investment decision after a thorough review of market demand,” a SK Hynix official said in a statement.

Read that carefully. It’s a bet that the boom holds, placed at a moment when analyst fears about the bubble bursting are increasing. Building fabs is a multiyear commitment against a demand curve nobody can guarantee will still be there when the concrete cures.

Why your next RAM purchase still costs too much

The demand for AI memory products has caused prices to explode. That’s been a windfall for Samsung, SK Hynix and Micron, and a tax on everyone buying smartphones, consoles and PCs, where prices have soared.

New capacity is the obvious fix. It’s also years away.

“With demand growing even faster than planned capacity, memory prices are unlikely to soften before the end of 2028,” Counterpoint Research analyst Neil Shah told CNBC.

The allocation problem nobody’s fixing

There’s a second reason PC builders shouldn’t expect relief. In a quest for higher profitability, manufacturers like Samsung and SK Hynix are allocating the majority of their chips to data center companies.

Micron went further and famously abandoned the consumer memory market to focus exclusively on AI products. Capacity that never reaches a retail channel doesn’t lower a retail price.

So if you’re pricing out a build, plan around the memory market you have rather than the one these fabs might create. Yongin’s first cleanroom starts production as early as June 2029, and “as early as” is doing real work in that sentence.
