  • This setup features no margin calls, fundamentally altering risk for borrowers and lenders alike.

Coinbase and Better Mortgage launch Bitcoin-backed mortgages

Coinbase and Better Mortgage have made Bitcoin-backed mortgages accessible across the United States. The product, which went live on August 26, 2026, allows borrowers to leverage BTC as collateral without the need to liquidate their holdings. Demand ahead of the launch was significant, with a waitlist suggesting roughly $260 million in potential loan volume.

How the mortgage structure operates

Borrowers receive two loans: a standard mortgage from Fannie Mae secured by the home and a second down payment loan secured by the pledged cryptocurrency. Both loans share interest rates and amortization terms, merging into a single monthly payment. Borrowers can pledge Bitcoin to cover the down payment, while the property mortgage remains a conventional loan.

Collateral requirements are set at 250 percent of the down payment loan. For example, pledging $250,000 in BTC unlocks a $100,000 down payment loan. The pledged Bitcoin is held in custody by Better through Coinbase Prime and is returned upon loan repayment.

This product features a notable absence of margin calls. Liquidation isn’t triggered by market price fluctuations, ensuring that collateral is only sold after 60 days of payment delinquency.

Terms and benefits

The mortgages are available as 15-year and 30-year fixed options. Coinbase One members who are approved through Better receive lender credits worth 1 percent of the qualifying mortgage, capped at $10,000 and applied toward closing costs. A member securing an $800,000 mortgage could qualify for an $8,000 rebate. The initial announcement indicated both Bitcoin and USDC would be accepted as collateral; however, only Bitcoin is confirmed at launch.

Impact of no margin call structure

The elimination of liquidation triggers related to price movements transforms the risk profile. Traditional crypto-backed lending has faced challenges, often resulting in collateral liquidation even with timely payments. This innovation shifts risk to the lender, who manages volatility through the 250 percent over-collateralization. The borrower assumes typical mortgage risks—continued payments or loss of collateral.

The Fannie Mae conforming status is crucial, positioning these mortgages within conventional lending frameworks rather than as niche financial instruments.

Relevance for Web3 gaming

While no game is involved in this mortgage product, its implications for the crypto gaming sector are worth noting. Bitcoin’s acceptance by a regulated lender as collateral aligns it with established financial systems—a status other assets, including gaming tokens, have yet to reach.

For gamers and guilds, collateralized borrowing presents a solution to the previous dilemma of needing real-world purchasing power while holding crypto assets. As the trend of institutional acceptance continues, guilds may benefit from operating capital without liquidating their holdings.

Furthermore, the partnership between Coinbase and a traditional mortgage lender reflects a broader trend of infrastructure merging with conventional finance. Companies like Standard Chartered and Mastercard are following similar paths, highlighting the increasing integration of finance and digital assets. The result is that games may sit atop this evolving financial landscape, whether they directly engage or not.
